Things to Consider When Hiring a Roofing Contractor

Your roof is the first line of defense to protect your home from the elements. A leaky roof can cause major problems to the rest of your home, so when replacing an old roof much thought should go into hiring a roofing contractor.


Here are some things to consider:
1) How long has the company been in business?
2) Does the company meet manufacturer specifications with regard to materials and craftsmanship? This is important because the manufacturer will void the Warranty if your roof is installed improperly.
3) Will they tear off the old roof completely, inspect the decking and replace any rotted wood?
4) Will they properly ventilate the attic? If not, again your Warranty isn’t worth the paper it’s written on.
5) Do they have references from satisfied customers?


Many consumers get two or three estimates before deciding on a contractor and many go with the least expensive bid. Unfortunately many find out later that it was only the cheapest in the short term. If proper materials aren’t used (such as quality water shield, underlayment and drip edge) and the attic isn’t properly ventilated then shingles may fail. Flashing must also be done properly to avoid leaks in valleys and around chimneys.


Shingle manufacturers will stand behind the Warranty as long as the installation meets their specifications. If those specifications aren’t met, then it is up to the contractor to fix the problem. Unfortunately, many consumers can’t find the contractor when such problems arise.


Replacing your roof is an expensive project don’t add to the expense by trying to go cheap! Ask your prospective roofing contractor questions about the materials. Ask them to show you that they meet manufacturer specification. Ask how they will ventilate the attic and have them show you that it is manufacturer approved. A good roofing contractor can more than justify their estimate.
